.immobilien, .de and the German property market
German builds nouns by welding words together, and Immobilien is the everyday one for property. It is what the portals are called, it is the word on the sign outside the Makler, and it is what somebody types when they are hunting for a flat in Hamburg. Spelling it out is the entire point of this extension.
It was delegated on 19 December 2013, which put it among the earliest of the new generic extensions to reach the root zone, ahead of most of the property names that followed. Dog Beach, LLC operates it, another registry entity in the Identity Digital group, and it is open: no German address, no professional body, no paperwork.
The real competition is not another new extension, it is .de. German buyers reach for a .de by reflex and we sell one for a third of the price. Where .immobilien earns its place is when the .de you wanted went a decade ago, or when the word itself is the brand: yourfirm.immobilien reads better than yourfirm-immobilien-gmbh.de and survives being said out loud. .immobilien vs .immo: which should you register?
The choice is length, not meaning. .immobilien writes the industry out in German; .immo is the abbreviation the trade already uses and works in France and Belgium too. Neither is restricted, both come from the same registry group, and the annual difference between them is about a pound.
So decide on the finished address rather than the extension. Read the whole thing aloud, then write it on an imaginary board outside a property. If the full word makes the line too long to scan, take the short one. If your brand name is one syllable and German is the only language you publish in, the long one gives you an address that needs no explaining.
