Why .immo reads as property in French and German
Walk past an estate agent in Lyon, Brussels or Munich and the word on the window is usually shortened. Immo is what the trade actually says: a clipping of the French immobilier and the German Immobilien, used on shopfronts, in classified listings and in company names right across the francophone and German-speaking property markets. The .immo domain borrows that shorthand, and the borrowing is the whole reason it works.
It reached the root zone in August 2014, in the first big wave of new generic extensions, and it is operated by Binky Moon, one of the registry companies inside the Identity Digital group. Nobody checks that you sell houses. Nobody checks where you are based.
That cuts both ways. The four letters carry meaning for a Belgian or Swiss audience and close to none for a British one. If your buyers are in Kettering rather than Karlsruhe, the extension is doing no work at all, and you are paying roughly three times a .co.uk every year for the privilege. Register it when you are selling property into a French or German-speaking market, and hold the local country extension alongside it if you can.
Is .immo the right choice for you?

- You sell property in France, Belgium, Switzerland or a German-speaking market, where buyers already read immo as shorthand for real estate.
- Your agency name plus .immo is shorter and cleaner than the same name with immobilier or properties padded in front of a .com.
- You are running a French or German language site alongside an existing .co.uk and want the extension itself to mark the market.
Look elsewhere if
- Your buyers are British. Immo means nothing on a high street in Leeds, and a .co.uk carries a UK signal in Google that .immo does not.
- You read your address out over the phone a lot. Immo is easily heard as emo or in-mo, so expect to spell it every single time.
- Price matters. At around three times the annual cost of a .co.uk, with no discount at renewal, it is a permanent line on the books.

.immo vs .immobilien: which should you register?
These two are the same idea at two lengths, and they are priced within a pound of each other, so cost will not settle it. The short one is the trade abbreviation and travels across French and German markets alike. The long one is the full German noun and lands squarely in Germany, Austria and Switzerland.
Pick .immo when your brand name is already long, when you work in more than one language, or when the address has to fit on signage and a business card. Pick .immobilien when your market is German-speaking only and you would rather the extension spell the industry out in full.

Choose .immo if you work across French and German-speaking markets, or if your business name is long enough that eleven extra characters would hurt. Choose .immobilien if Germany, Austria and Switzerland are the whole market and you want the word written out. The two cost within a pound of each other on our price list, so this is a readability decision rather than a budget one. Plenty of agencies register both and redirect one.
It will not. Google treats .immo as a generic extension with no country attached, so it gives you nothing in UK results that a .com would not. A .co.uk does carry a UK signal, and for an agency working one town or one county that signal is worth far more than a clever address. If you want the .immo for branding, keep the .co.uk as the address you advertise and point the .immo at it.
