The plural in .properties, and the .property trap
The first thing to test on .properties is not the price or the registry, it is the plural. A separate .property extension sits in the root zone, delegated on 15 August 2014 under a different operator and costing roughly three times as much a year. It is a different domain belonging to somebody else. A customer who hears your address, remembers the word and drops the s reaches a stranger, not an error page. That is the likeliest way this extension costs you an enquiry, and it is worth saying out loud a few times before ordering.
Where the plural earns its place is scale. .estate reads as a firm. .properties reads as a list, which is what a management company, a build to rent operator or an agency with real stock wants a visitor to expect. If the site opens on a schedule of available units, the address has already set that up.
The registry side is plain enough. .properties entered the root zone on 30 January 2014, delegated to Big Pass, LLC, on an ICANN contract signed on 5 December 2013 as Base, Non-Sponsored, and transferred to Binky Moon, LLC with 195 others in March 2018. Nothing is checked at registration: no portfolio, no licence, no company number.
What the extension does not cover is the obligation on the firm behind it. Letting agents and property managers in England and Wales, and estate agents dealing with residential property anywhere in the UK, must belong to a government approved redress scheme, either The Property Ombudsman or the Property Redress Scheme, with a fine of up to £5,000 for not joining. That belongs in your footer next to the company number, not in the address bar.
Is .properties the right choice for you?

.properties vs .rentals: which should you register?
These two went into the root zone on the same day, 30 January 2014, under the same registry, and they answer different questions about the same business. .rentals names the transaction. .properties names what you hold.
.rentals suits a lettings only operation, a holiday let portfolio or an equipment hire firm, because it tells a visitor what is on offer before the page loads. .properties suits a firm that lets, sells and manages, or one that wants the address to outlast a change in which of those it does most of.
They also carry different typing risks. There is no .rental in the root zone, so dropping the s there simply fails, whereas .property exists and belongs to somebody else. If mistyping worries you, that is a point for .rentals.

It fits the shape of a lettings business well, because the plural implies a list and a list is what tenants arrive looking for. What it will not do is help you rank. Google treats it as a generic extension with no country attached, and lettings searches are relentlessly local, so the ranking work sits with your Google Business Profile, your branch address and pages built around the areas you cover. Most agencies end up holding the .co.uk as well.
Only if you are confident of keeping it for the length of those tenancies and the deposits behind them. Agreements, deposit scheme records and standing order mandates all outlive websites, and an address that stops resolving on paperwork a tenant signed three years ago creates exactly the doubt you do not want while money is moving. Keep it on auto renew, register the .co.uk as a permanent fallback, and point both at the same place.
