Mortgage brokers, the FCA and what .mortgage certifies
Nobody buys a mortgage twice a year. Somebody typing this word into Google is doing a thing they will do perhaps three times in a lifetime, with no working knowledge of which brokers are real and which are not. That is the context a .mortgage address lands in, and it explains both the appeal and the ceiling.
The appeal is clarity. firstrung.mortgage or portsmouth.mortgage says what the site is for before anything loads, which is worth something to a nervous first time buyer scanning six search results. The ceiling is that clarity and credibility are different things. There is no eligibility test on .mortgage: no FCA firm reference number to supply, no permissions to evidence, no check of any kind. The registry has committed to ICANN that it will not limit registrant eligibility based on identity, so an unauthorised operation can hold one as easily as a network appointed representative.
It is run by Dog Beach, one of the Identity Digital operating companies, rather than the Binky Moon entity behind the other financial extensions here, and it reached the root zone in May 2014. Different signature, same commitments: comply with applicable law including consumer protection and fair lending, secure any sensitive financial data the site collects, and be told about both when you register.
For UK brokers the FCA rule matters more than any of that. All financial promotions must be clear, fair and not misleading regardless of the media type, and the domain is the first line of the promotion. A name implying an approval, a rate or a guarantee is a problem long before it is a brand.
Is .mortgage the right choice for you?
We would rather sell you the right extension once than the wrong one twice.
.mortgage works well if
- You broker in one town and the town name is available here, so a name like portsmouth.mortgage does the geography your company name never could.
- You have a specialist niche, adverse credit or expat lending or later life, and want the address to say the category out loud.
- You buy paid search and want a landing page on its own memorable address rather than a long path on the main site.
- You already hold the .co.uk and want a second address to test a campaign without touching the domain your rankings sit on.
Look elsewhere if
- You are hoping the extension will reassure a buyer that you are authorised. It cannot, because nobody checks, and the FCA register is where a customer should look instead.
- Nine letters after the dot is a lot to say on a call and a lot to fit on a for sale board. Test the full address out loud before you commit.
- Your enquiries come from local search, where a .co.uk earns a UK signal that .mortgage cannot, at a fraction of the annual price.
Broking to buyers in one part of the UK? A .co.uk does more for local search and costs far less each year. See .co.uk pricing.
.mortgage vs .loans: which should you register?
Both extensions come out of the same wave and carry the same ICANN sector commitments, so the choice between them is about language rather than policy. .mortgage names one product. .loans names a whole shelf of them.
.mortgage suits a specialist whose entire business is home finance, where narrowing the word is the point and there is no intention of ever selling anything else. .loans suits a broker with a range, where bridging, development and asset finance all need to live under the same roof and a mortgage specific address would date badly the first time the business widens.
Cost tilts it further. .loans is the most expensive extension in this category and .mortgage sits comfortably below it, so a specialist who only ever does mortgages saves money by being specific. A broker who is not sure yet should probably hold the .co.uk and decide later, because that decision is cheap to defer and expensive to get wrong twice.

.mortgage domain questions, answered
What people ask us before registering a .mortgage domain.
Can't find what you're looking for?
Ask us directlyNo. Nothing is verified at registration, and the registry has formally committed to ICANN that it will not limit registrant eligibility based on identity. Anybody anywhere can hold one. The only reliable check is the FCA Financial Services Register, and the FCA advises consumers to use the contact details on its own firm checker rather than details supplied by the firm, precisely because clone operations copy real firms. Treat the extension as a description of subject matter and nothing more.
You would be taking a real risk. The FCA position is that all financial promotions must be clear, fair and not misleading regardless of the media type, and a website is a financial promotion. The domain is part of what a consumer reads, so a name promising an approval or a rate is making a claim your compliance function will have to defend. Names built around a place, a niche or your own brand carry none of that exposure.
Dog Beach, LLC, recorded at IANA as operating through Identity Digital, has held the delegation since 22 May 2014. That is a different signing entity from Binky Moon, which runs .financial, .fund, .insure, .loans, .money and .tax, though both now sit inside the same group. The distinction matters only in that the agreements were signed separately; the public interest commitments covering regulated sectors are the same in both.
Often yes, as a second address rather than a replacement. Moving a site that already ranks off a .co.uk gives up a UK signal Google reads from the extension, which is a poor trade for a broker whose customers are British. Holding .mortgage alongside it costs one more annual renewal and gives you a clean, memorable address for a campaign, a niche landing page or a sponsorship board, redirecting into the site that does the ranking.
