The status a .land domain must never imply
One rule on this extension is worth reading before anything else. Identity Digital's acceptable use policy lets the registry suspend, cancel or transfer a domain where the registrant is holding themselves out as having a status, credential or authorisation that does not exist. On .land that has an obvious edge to it. HM Land Registry is a government department, the official record sits on GOV.UK, and a name that reads like an official registry service invites exactly the assumption the policy forbids. Private search and title check services can use the extension perfectly well; the wording on the site has to be clear about what you are not.
Past that, .land is one of the more useful words here. Short, one meaning, no ambiguity between selling and managing, which is why it suits agents, plot vendors, agricultural firms and rural practices alike. IANA has it entering the root zone on 8 November 2013, delegated to Pine Moon, LLC, on an ICANN contract signed on 10 September 2013 as Base, Non-Sponsored. It moved to Binky Moon, LLC in March 2018 with 195 other extensions.
The buyers on the other side of a land deal are not casual. Somebody buying a building plot or a block of grazing is already running searches, instructing a solicitor and walking the boundary, so an unfamiliar extension will not lose you the enquiry. That makes .land safer as a sole address than most of the extensions on this site.
The caution runs the other way instead. Land transactions move large sums by bank transfer, so the address on your emails needs to be the one the client already has in their inbox, never a variant registered later, and never a second domain bought for a campaign and quietly reused for correspondence.

.land vs .farm: which should you register?
Rural businesses shortlist these two together and the split between them is clean. .farm is a business and a place, with a gate, a herd and maybe a shop. .land is an asset: bought, sold, let and managed.
.farm suits a working farm selling boxes, running a shop and cafe or letting converted buildings, because the customer is buying from the farm. .land suits the agency or practice acting on land, where the client is buying the ground itself.

Identity Digital's acceptable use policy lets the registry suspend or cancel a domain where the registrant implies a status or authorisation they do not hold, so a site dressed up to look like the official register is taking a real risk. State plainly that you are a private search provider and keep the official source linked.
Anyone, anywhere, with no landholding, qualification or professional membership required. The ICANN contract behind .land is Base and Non-Sponsored, so no community body vets applications and nothing is checked at the point of order. The registry can act afterwards under its acceptable use policy, which covers abuse and registration details it finds to be inaccurate, but that is a condition of holding any domain rather than a rule about land.
Safer than most descriptive extensions, because of who buys land. A plot purchaser or farm buyer is already working through a solicitor and a search company, so an unfamiliar ending does not read as a warning the way it might on a consumer site. The weakness is search rather than trust: a .land tells Google nothing about which country you operate in, and land agency work is local. If instructions come from vendors in your own county, hold the .co.uk too.
Somebody registering a lookalike and emailing your client with different bank details. Land transactions move large sums by transfer, and payment redirection fraud works by putting a plausible address in front of a client expecting an invoice. A less familiar extension gives that client less to compare against. Register the obvious alternatives you can afford, tell clients in writing that your bank details never change by email, and make it normal for them to ring and check.
